  1. January Prices Flat Overall: Overall, the median price of Northern Virginia homes fell 3.6% during the one month from December 2021 to January 2022. Inventory remains low. New listings in January were down 22% from the same month last year. This is producing low days on market and contract terms and conditions that heavily favor sellers.

  2. Much of the Price Strength Remains in Detached Homes: There are dramatic differences in price movement between home types as shown in the table below. Overall, the average price from December to January increased 0.3%, but this does not tell the story between home types. For example, in January, the price of detached homes increased 6% in Fairfax County reaching an all-time high ($1,062,410). This eclipsed the previous high set in October 2021 ($1,034,460). Townhouses gained 1% during the month, while condos actually declined 5%. Well-conditioned homes correctly positioned by agents are receiving the most buyer interest, creating multiple offer situations with aggressive purchase terms as shown in the example seller feedback below.
