After having moved a bunch of times over the years, Tim sets the highest standard amongst the realtors we have used in the past. He makes all of my other realtors who I appreciate personally seem like they need to go back to school. Tim has a huge IQ and all the latest resources that aid in pricing a home. Tim was our selling broker and easily the best broker we have used in our 25 years of buying and selling homes (six total). After meeting Tim, it was evident he is very experienced, analytical, and employs a strategic approach to preparing and marketing a home. Tim made thoughtful suggestions for specific updates to our home, all with an objective to provide a maximum return on investment. Tim provided us with referrals to contractors that covered painting, carpentry, landscaping, and plumbing, all of which saved us time locating them on our own (and they were great!). Tim was always available and met with us whenever needed. When it came to marketing our property, Tim prepared very professional printed marketing materials, used a professional photographer that included overhead drone pictures, and an online video tour of our home's interior. Tim prepared a thorough market analysis when suggesting our listing price. He then closely gauged the interest in our property from the "coming soon" period through the offer and contract ratification stage. Tim continued to closely monitor every detail all the way through closing, including making several trips to our vacated home to make sure it was secure. The bottom line is that Tim is the first agent we have used on either the buy or sell side who we can say worked from beginning to end to represent our best interests. Our prior agent experiences often felt like they were only interested in getting to closing and not so much on our specific buying or selling needs. Thanks to Tim, our property was under contract after the first weekend, selling for over the list price, and at the very top of the range of similar homes in our community. Needless to say, we would highly recommend Tim!

If my wife and I could sum up Tim in one word. It would me AMAZING! Tim has been truly a great person and real estate agent to work with. Tim Trainum Properties was recommended by a family member when the came time to sell our family’s home. The selection of Tim as our seller’s agent was an exceptional one; he is highly professional, communicates extraordinarily well, and is an all-around nice guy. Tim‘s first recommendation was to engage the services of a home remodeling and restoration contractor, as the home had not been updated in many years. Tim helped us get bids and select the contractor. He managed the process for us and even selected materials, colors and finishes for us. Tim even coordinated us being able to pay the contractor out of settlement, meaning no upfront costs for us. His excellent advice added over $75,000 in net proceeds on the sale as he described would happen. Changes, updates, and restorations were made floor to ceiling, inside and out, and the final outcome was amazing. Next, we hired a landscaping firm, which Tim had used at other properties. The landscaper did a great job with the trimming of bushes and trees, mulching the beds around the house, and general yard cleanup. Again, the outcome was very nice. When preparing to list the house, there was no end to Tim‘s efforts. He used a professional photographer for the listing pictures, designed and printed postal mail brochures, ensured that other agents were aware of the listing, and presented it on Facebook market. Once formally listed on the MLS as For Sale, open house dates were established, and a visitor on the first day made an offer, which we ultimately accepted. During the entire process, Tim’s communications skills were second to none. He used many means to stay in touch and keep me informed, to include email, texting, zoom calls, phone calls, and videos that he prepared with detailed explanations of the contract. Any and all information, from start to finish, was easily accessible via a link that he established for me, the seller, on his website. The information was well organized, with a detailed checklist of events, a link to comps, and all of the contracts, agreements and updates - a one-stop resource. I highly recommend Tim Trainum as your next Real Estate Agent.

In a word, Tim was amazing! He made what probably should have been a stressful process seem like a breeze. Because I fit the "Senior" category, and go through this type of process so infrequently, I am easily confused by all the steps that need to be addressed. I need direction. Tim is very patient, clearly explaining the order of the steps that need to be addressed and why. I always have the sense that he is on my side making certain I am protected. So, for me "clarity" is key. As is almost everything today, for some things, you have to go "online." Tim is very good about walking me through the steps. The other piece of this process that is paramount for me, is "accessibility". If Tim doesn't answer the phone on the first ring, I am surprised. He returns calls quickly. I don't have to "email" all the time. An old friend of mine highly recommended Tim to me; and I would highly recommend him to anyone who needs assistance with all things "real estate" related.

Tim is a special kind of person. I had to sell a barbershop – owned by my father and operated by his best friend of 60 years.
